Extension Student lease agreements (‘Campuscontracten’)

What is a Campuscontract?

A normal rental lease is technically indefinite. An indefinite lease can only be terminated if you don’t pay rent, cause serious nuisance, illegally sublet or when the building is demolished. A student lease / campuscontract has an extra termination ground: teh contract ends if you are not enrolled as a student anymore. So you don’t need to extend your lease, your agreement runs until it is terminated if you are no longer enrolled as a student).

Should I sign the extension offer from Student Experience?

!WOON would  advise you to sign if you signed the earlier extension offer. If you signed an agreement with a fixed end date, you agreed to terminate the lease on mutual agreement by that date. In that case you need to extend. We would advise you not to sign if you will still be a student until end of June 2027, haven’t received a relocation offer and haven’t signed the earlier extension offer. Your rental lease agreement will be terminated by SE for the demolition next year or if you’re not enrolled as a student anymore.

If you sign this ‘offer’, you could waive your right to claim moving allowance. The letter from Student Experience says:

“If we both fulfill our obligations under this letter and your rental agreement on time and in full, we will be “square” with each other. For that situation, we both hereby waive any claims we may have now or in the future against each other related to this letter and your rental agreement. We also grant each other mutual “final settlement” for any claims related to this letter and your rental agreement.”

The only benefit in signing this is that you get one month rent free.

Can SE sue me if I do not respond?

The letter stipulates:

“If you do not notify us by email by March 4, 2026, that you accept the offer to extend your rental agreement, the offer will expire. If we do not receive a response, we will unfortunately be forced to pursue an end date through formal legal steps.”

If you haven’t received a relocation offer and haven’t signed the earlier extension offer, SE can only claim eviction once the demolition starts. Unless you are not enrolled as a student anymore. In case your lease will be terminated before the demolition, !WOON will offer legal support.

Am I eligible for moving allowance ?

You are eligible for moving allowances if:

  • Your rental contract is entitled ‘Campus Contract’ with no fixed end date
  • You’re enrolled as student until the termination per June 2027
  • You stay in the building end of august 2027 and haven’t received a relocation offer from Student Experience
  • You haven’t signed an extension offer from Student Experience

Temporary lease agreements

Why hasn’t SE extended my lease ?

A temporary lease that is extended, automatically becomes a lease for an indefinite period by law. Once it is indefinite, it does not end automatically and must be terminated. This means the landlord may owe you the relocation fee or offer alternative accommodation.

On the other hand, SE can terminate your current temporary lease by its end date without a reason.

Is there still a possibility that SE may extend my temporary lease?

SE already expressed that they don’t see a way to extend the temporary lease agreements. We think there is a way to circumvent this. SE could  offer an agreement that they will not evict until the actual demolition date. This agreement would significantly lower the risk that a judge would regard it as an extension. SE has so far not agreed with this possibility. SE can’t be forced legally to extend the temporary leases.
